Car bomb seriously wounds Iraqi police chief (AP)

BAGHDAD ? Iraqi officials say a car bomb south of Baghdad has seriously wounded a local police chief.

Police officials say Lt. Col. Salman Kadhim was badly hurt when the bomb that was hidden in a parked car in the town of Jbala detonated on Saturday. Jbala is about 60 miles (95 kilometers) south of Baghdad.

Two of Kadhim's guards were also wounded in the explosion. A local health official confirmed the injuries.

The officials spoke on condition of anonymity because they are not authorized to talk to the media.

Iraqi security forces have long been targeted by insurgents seeking to highlight instability in the Shiite-dominated government and its efforts to protect people from violence without U.S. help.

Tummy Tuck ? Recovery and Alternative | Baby care | Women's ...

There?s not a person alive who doesn?t want to have a nice body and look good even at an older age. However, only a few persons exercise hard enough to accomplish that without the need for plastic surgery. Most people who can afford it resort to an ?Abdominoplasty?, or the ?Tummy Tuck? procedure, as it?s called. Even those who can?t afford it resort to it, and choose to worry later about how much tummy tucks cost!

Yes, procedures such as tummy tucks cost a lot of money, but the effects are usually spectacular and most people are so pleased with the way they look that they no longer care about the price! If you?re interested in such a procedure then here are a few things you need to know about it, so you can decide if you want to have it done or not.

There are numerous factors that affect the price of the procedure, and only the doctor can give you the final price, after he examines you. Those that can?t afford to pay the large price also have an alternative: a mini tummy tuck! While the results may not be as good as those of the regular procedure, they are visible and may be enough for those with not too much extra skin.

Some factors that affect the tummy tuck cost are weight, health and age, but also the fee of the doctor, anesthesiologist, and the cost of the medication. You shouldn?t be surprised to discover that the same procedure can cost $5000 at one doctor?s office, and $20,000 at another one?s office!

The tummy tuck recovery period is quite long, as is to be expected from such a surgery. Anywhere from three to six months may pass before the patient is fully healed. The first six weeks are critical and doctors forbid any physical effort. Doctors also forbid driving and any other activity where a lot of focus and concentration is required.

Are you afraid of getting cut? Then you should know that non-surgical tummy tucks can also be performed. They are increasing in popularity due to their amazingly low price! Such a procedure will only cost a maximum of $3000, making it an easy choice for those with an extremely limited budget. Disadvantages also exist, as is natural, and the most important one is the fact that this procedure is not as effective as the surgical one.

To see photos of a tummy tuck before and after be sure to look online. You?ll be able to see the effect the surgery has had on every person and you should also be able to find some before and after photos of the non surgical procedure!

If you?re interested in not only the tummy tucks cost, but also in side effects, recovery period and more, be sure to check out the recommended site http://www.tummytuckscost.org/. Find out more on how to save money on a tummy tuck cost.

?The Exonerated? is a staged reading at ARTworks
?The Exonerated? a staged reading at ARTworks, produced by Misspent Youth Productions directed by Stephen Murray, February 10 & 11 at 7:30 p.m.; all seats $7. Culled from interviews, letters, transcripts, case files and the public record, ?The Exonerated? tells the true stories of six wrongfully convicted survivors of death row in their own words.
Moving between first-person monologues and scenes set in courtrooms and prisons, six interwoven stories paint a picture of an American criminal justice system gone horribly wrong and of six brave souls who persevered to survive it.
In this 90-minute intermissionless play, we meet Kerry, a sensitive Texan brutalized on death row for twenty-two years before being exonerated by DNA evidence; we meet Gary, a Midwestern organic farmer condemned for the murder of his own parents and later exonerated when two motorcycle-gang members confess. We meet Robert, an African-American horse groomer who spent seven years on death row for the murder of a white woman before evidence emerges that the victim was found clutching hair from a Caucasian attacker. We hear from David, a shy man with aspirations to the ministry, bullied into confessing at 18 to a robbery/murder he had nothing to do with, scarred from a youth spent in prison and struggling to regain his faith; and from Sunny, a bright-spirited hippie who, along with her husband, spent 17 years in prison for the murder of two police officers while another man confessed and was ignored by the courts. And we meet Delbert, a poet who serves as the play?s center, convicted of a rape/murder in the Deep South of the 1970s and later freed when evidence surfaced showing that he was not even in the town when the crime occurred.

Cavaliers rookie G Kyrie Irving has concussion (AP)

CLEVELAND ? Cavaliers rookie Kyrie Irving has his first NBA injury ? a concussion.

The star guard, who has lived up to being the No. 1 pick in this year's draft, was kept out of Wednesday night's game against the Los Angeles Clippers with a head injury. The team did not disclose Irving's concussion until moments before tip-off. There is no immediate timetable for his return.

The Cavaliers said in a release that Irving was kneed in the head during the fourth quarter of Tuesday's game at Miami. He complained of a headache after the game and that it worsened overnight and while he warmed up on the floor Wednesday.

Irving was evaluated by Cleveland's medical staff, and team physician A.J. Cianflocco diagnosed the 19-year-old with a concussion shortly before the game.

Coach Byron Scott did not mention Irving's injury or the fact that he was struck in the head during his pregame media briefing.

Ramon Sessions started at point guard in place of Irving, who had started each of Cleveland's first 23 games.

Irving is averaging 18 points and 5.1 assists and has made several clutch fourth-quarter plays for the Cavs. He was selected to participate in the "Rising Stars" game during All-Star weekend next month in Orlando.

Scott said that while Irving has had a strong start to his pro career, there are too many quality point guards in the Eastern Conference to warrant him making the All-Star team. Reserves for the squad will be announced on Thursday.

"He's definitely raising some eyebrows," Scott said.

Irving's injury prevented him from matching up with Clippers guard Chris Paul, who believes the Cavs have a budding star.

"He's really good with the ball and his decision-making and stuff like that. He can really play," Paul said.

Paul played for Scott in New Orleans and said Irving is fortunate that he's being groomed by the coach.

"There couldn't be a better situation for him than starting off his NBA career playing for Coach Scott," Paul said following the Clippers' morning shootaround. "He is really going to let him go and give him an opportunity to learn on the go. Coach Scott led me to Rookie of the Year and it looks like he's about to do it again."

Distilling Thoughts Into Slogans Of The Mind Using Self-Hypnosis ...

Have you ever considered how much thought goes in to slogans and straplines for companies and brands? These snippets of language are required to encapsulate so much; values, stance, attitude and much more besides. With the self-hypnosis process I am sharing today, you create a slogan for yourself and affirm it within your mind for it to represent a number of facets of you and we use it to enhance self-esteem.

These slogans have a rich message built within and that depth of thought and richness requires some deeper inspiration, making self-hypnosis a perfect way to create one inside of your mind?.

One of the ways we can enhance self-esteem is with how we communicate ourselves in social situations and circumstances. Sometimes, those with a low level of self-esteem or self-assuredness or just those that are gentler in communications can find themselves being downtrodden by others.

The main structure of the process that I am sharing here today was something that was influenced by a process pointed out to me in Shlomo Vaknin?s Big Book of NLP Techniques and he credits Robert Yourell for the technique, so I need to credit him for it too.

However, I am using it specifically for the aim of enhancing self-esteem and combining facets of it with self-hypnosis.

This process, when practiced aims to help you to communicate in a very compelling way, to be able to get your point across with ease and meaning. It is particularly useful if you have a lot to say but cannot seem to communicate your message in a concise way, or if you feel too emotional or insecure to get your own communication heard.

Practice this process and pretty soon, you?ll be communicating in a succinct and persuasive way like a top sales person, or a politician or skilled speaker ? and that is going to make you feel very confident in your own skin, and your self-esteem is going to grow!

Prior to starting with this process, consider situations and circumstances where you encounter other people that in the past may have influenced or detrimentally effected your self-esteem. Especially if there are people who contribute to you lacking self-assuredness at times.

With a typical target situation in mind, get yourself into a comfortable position, with your arms and legs uncrossed and where you are going to be undisturbed for the period of the exercise and crack on with step one.

Step One: Induce hypnosis. You can do so by any means you desire or know of. You can use the process in my self-hypnosis book, use the free audio at this website to practice or have a look at the following articles as and when you need them; they are basic processes to help you simply open the door of your mind:

Using eye fixation for self-hypnosis.

The Betty Erickson Self-Hypnosis Method video clip.

Using Magnetic Hands for Self-Hypnosis.

Once you have induced hypnosis, move on to step two.

Step Two: Imagine that target situation that you thought of prior to beginning with this process. See the sights of the place, hear the sounds, feel the sensations of being here. Notice who else is there and really engage your imagination as you be in that place in side your mind.

Start to tell yourself and let your mind pour out all the things you?d like to say here in this situation. Just let your mind pour out everything and anything you?d like to say, without editing it at all, without considering whether you ought to say those things or not, just get it all out inside of your mind ? however much of a jumble all those thoughts might seem right now.

Once you have emptied your mind whilst truly imagining being in this place, move on to the next step.

Step Three: As you continue to imagine being in this target situation, now start to reconsider all the things you want to say in this situation, start to fashion some kind of an order to all those things you?d like to say. Put them in order of importance to you.

Once you have got them in some kind of an order inside your mind, move on to the next step.

Step Four: Now run through all those thoughts of things you?d like to say and express, just this time start to leave out anything that may be superfluous, start to comb through all those thoughts and trim away anything unnecessary or that might be considered fluff.

Imagine raking through those thoughts inside your mind and now continue to distill the thoughts and leave out details that are not absolutely essential to get your message across.

In fact, start to get it trimmed down to the point, where you almost have a slogan that represents your message, your thoughts, your feelings on the subject and communicates your sentiments, getting yourself heard vividly in a short, sharp manner.

Think of Nike?s ?Just Do it? or Tesco?s ?Every Little Helps? for example.

Get that slogan inside of your mind and which represents your thoughts and feelings and what you wish to communicate and then move on to the next step.

Step Five: Now imagine being in that very same target situation, seeing the sights, hearing the sounds and connecting with that place with those people around and about you.

This time remind yourself of your slogan, say it with vigour and volition inside your mind and notice how it enables you to communicate your message, notice how it helps you elaborate if you need to.

As you imagine this and say your slogan to yourself in your mind, notice feelings of strength, self-confidence and assuredness build within you. Notice where in your body you feel those sensations growing and developing and as they grow notice how you communicate with appropriate strength and how you communicate effectively and beautifully and notice the responses you get from those around you that tell you that your message is being received by those around you, see how it resonates with them.

Notice that even if they try to dominate, manipulate or overpower, that when you repeat your slogan to yourself, it develops a steadfast, beautiful depth of self-esteem within you that seems to shine through and you communicate in response in a way that is heard, felt and enhances your own sense of self.

Build these feelings as you repeat your slogan and see how you communicate so well in this situation and when you have really developed that sense within yourself, move on to the next step.

Step Six: Tell yourself that each and every time you practice this, it reinforces the effect and influence of the slogan. Tell yourself that each and every time you repeat this process it enhances the relationship you have with yourself and advances your belief in your ability to communicate effectively in this situation and other similar situations.

Tell yourself that the more you practice the more you?ll notice differences in your day-to-day experience. Then move on to the final step when you feel as though those sentiments are really being felt within you.

Step Seven: Exit hypnosis by wiggling your fingers and toes, taking a deep breath in and opening your eyes.

Choose to repeat this process a few times and then start to use your slogans in these situations, start to communicate in a way that reassures you and feels good inside!

Most importantly, enjoy it and take responsibility for allowing communications with others to advance your self-esteem and do not allow anyone to diminish it.

"Chronicle" wins tight box office race (omg!)

LOS ANGELES (Reuters) - Teen boys with superpowers helped lift the movie box office to unexpected heights over Super Bowl weekend as thriller "Chronicle" edged "Harry Potter" star Daniel Radcliffe's haunted house movie "The Woman in Black."

"Chronicle" brought in an estimated $22.0 million from U.S. and Canadian theaters, studio estimates released on Sunday showed. The movie with largely unknown actors finished just ahead of Radcliffe's "Woman in Black," which took in an estimated $21.0 million.

Both performances surpassed projections from studio executives, who had expected weaker sales against competition from Sunday's Super Bowl football championship. The tallies include actual ticket receipts for Friday and Saturday plus estimates for Sunday at North American (U.S. and Canadian) theaters.

The appearance of young moviegoers, who had shunned some recent films targeted to them, boosted the top two films.

"The teen audience seems to be coming back to movies again. There was serious worry they were fading," said John Davis, who produced "Chronicle."

The movie tells the story of three teenage boys who develop superpowers and find they have a dark side. People under age 25 made up 61 percent of the movie's audience, distributor 20th Century Fox said. Fifty-five percent was males.

The studio produced "Chronicle" for about $12 million and had forecast debut weekend sales below $10 million.

Young moviegoers also propelled "Woman in Black" well past studio expectations of around $10 million. Fifty-seven percent of filmgoers were under age 25, and 59 percent were females.

The movie was Radcliffe's first since the blockbuster "Harry Potter" franchise ended last summer. The film attracted Radcliffe's young female fans plus "an audience that likes to be scared but not grossed out," said Steven Friedlander, executive vice president of theatrical distribution for CBS Films, the unit of CBS Corp that released the movie.

"Woman in Black" scored as the biggest debut weekend ever for CBS Films, which has struggled with its five earlier movies. The studio's biggest previous opening was a $12.2 million debut for "The Back-up Plan."

With "Woman in Black," the studio acquired domestic distribution rights for $3 million and spent about $15 million on marketing.

Elsewhere this weekend, Liam Neeson thriller "The Grey," dropped to third place with $9.5 million. The movie ranked No. 1 last weekend and has brought in $34.8 million domestically after two weekends in theaters.

Total ticket sales outpaced the same weekend last year by nearly 37 percent despite competition from the Super Bowl, according to the box office division of Hollywood.com. Sales for all films reached $119 million.

"Big Miracle," a drama based on the true story of a whale rescue, aimed to offer a non-football alternative to young women and girls. The movie finished the weekend in fourth place with $8.5 million domestically, in line with studio forecasts.

The movie starring Drew Barrymore and "The Office" actor John Krasinski cost less than $40 million to produce.

In fifth place, vampire and werewolf sequel "Underworld: Awakening" starring Kate Beckinsale took in $5.6 million at domestic theaters. To date, the movie's worldwide sales stand at $108.3 million.

News Corp unit 20th Century Fox distributed "Chronicle." "Big Miracle" was released by Universal Pictures, a division of Comcast Corp. Open Road Films, a joint venture between theater owners Regal Entertainment Group and AMC Entertainment Inc, distributed "The Grey." The film studio of Sony Corp released "Underworld: Awakening."

Brady, Manning vie to prove who's 'elite' QB now (AP)

INDIANAPOLIS ? He was always being compared to someone. That's what happens when you're the youngest son of a great quarterback and the baby brother of an even better one. It wasn't until he compared himself to Tom Brady, though, that people began taking Eli Manning seriously.

That was in August, when Manning was asked whether he considered himself an "elite" quarterback like Brady. Manning said simply that he belonged "in that class." But in New York, where blowing things out of proportion is practically a civic duty, even most Giants fans regarded it as heresy at the time. By Sunday night, it could be fact.

So ready or not, it's time for the "other" Manning vs. Brady, Part II. Both are back in Sunday's Super Bowl, four years after they first clashed, each with plenty still to prove.

"It's not my job to list quarterbacks," Manning said this week. "He's obviously a future Hall of Famer."

Yet Brady has looked like anything but that in his last 11 postseason games, posting a 6-5 mark, including a 2008 Super Bowl loss to Manning and the Giants. For most of those, he's been knocked around a lot, picked off more than usual and tagged with a quarterback rating that wouldn't qualify as a low-grade fever. Measured against the nearly impossible standard that Brady set at the start of his career ? 10 straight postseason wins and three Super Bowl titles ? merely average would be a more accurate description.

Perception still lags behind that reality, in no small part because everything else about Brady still screams "winner." Now 34, he is still boyishly handsome, still as charming as ever, still the most sought-after endorser and the one athlete even his peers would kill to be. He returns home every night with two sons to look after ? and a supermodel wife.

Yet those who know Brady have long marveled at how well he hides a competitive streak even Michael Jordan would admire. And despite outward appearances, they wonder how Brady is managing it now, coming up short of his ultimate goal every season since 2005, after winning three in four years. Patriots backup quarterback Brian Hoyer ticked off a laundry list of things he's been studying in the three seasons he's sat behind Brady: mechanics, poise, and attention to detail, even the tone of voice he uses to command respect in a huddle.

But the one thing Hoyer worries will never rub off is Brady's raw desire.

"At the end of just about every practice, I run out there and try to get the last few reps with the first team," Hoyer said. "And just about every practice, whether it's a steamy day in training camp or a short walk-through after watching film, he runs out there, grabs me and says something like, `Get the hell out of here!' ? only it's not always even that nice. ...

"Everybody outside this team looks at him and thinks `pretty-boy QB.' But Tom doesn't try hiding it from us," Hoyer said. "He's a killer."

Manning, too, shares that trait and has been honing it for nearly as long. Like Brady, he was the baby of the family and quickly learned he could get his way by being demanding one moment and wheedling the next. Like his father, Archie, the longtime Saints quarterback, and older brother Peyton, who almost single-handedly vaulted the Colts to the top of the NFL heap, Eli burned to win all the time, too. But he wasn't above playing the trump card ? his mother, Olivia.

"He would pin me down," Eli, now 31, recalled growing up with Peyton, "and take his knuckles and knock on my chest and make me name the 12 schools in the SEC. I didn't know them all at the time, but I quickly learned them. ... I don't suggest anyone else try it out, but it definitely made me learn the schools of the SEC. Once I figured those out, he moved on.

"There were 28 teams in the NFL at that point, so all teams in the NFL. I had to get my studying on for that. Then once I figured that out, the one I never got was the 10 brands of cigarettes. When he really wanted to torture me and knew I had no shot of ever getting it," he added, "that's when I just started screaming for my mom or dad to come save me."

Contrast that with the story Brady told about growing up with three older sisters.

"I didn't have to share clothes. I didn't have to fight over the bathroom. They were pretty easy on me. They dressed me up a few times in their clothes and painted my nails once, but it was nice," Brady said without a shred of embarrassment. "They'd bring all of their girlfriends over to the house. It was pretty cool."

Brady is as smooth on the field as away from it. He had success almost from the moment he slipped into the starting lineup in New England in the second game of the 2001, an opportunity that came after front-liner Drew Bledsoe suffered a sheared blood vessel in his chest following a hit from the Jets' Mo Lewis. In a sense, Brady was still seething about being platooned with Drew Henson during his final season at Michigan and falling all the way to the sixth round ? No. 199 ? in the 2000 NFL draft. Once he got the job, Brady wasn't going to let go.

Manning, on the other hand, was drafted No. 1 overall in 2004 by the Chargers. They promptly traded him to the Giants for quarterback Philip Rivers, the No. 4 pick, a swap that rumor had it was engineered by Archie. Either way, Manning arrived to much fanfare and not a little resentment.

Kurt Warner, a Super Bowl winner in St. Louis a few years earlier, was New York's starter at the time, but even he didn't envy Manning the situation he walked into.

"He's got the name to live up to, the way he wound up there, and he's in New York, where you can be the best thing since sliced bread the first quarter, and the worst thing to ever walk the earth by the second," said Warner, who started that season 5-4 before giving way to Manning. "He won maybe once the rest of the way, but you couldn't tell that by looking at him after any one game.

"What you did see was his resolve, his consistency and that didn't change," Warner said. "I can't say from a football standpoint I saw a whole lot else."

Asked this week why the Giants stuck with Manning through a rough start, owner John Mara explained the organization prided itself on taking the long view. Then someone asked Mara if he remembered the scouting report then-general manager Ernie Accorsi filed on Manning.

"Just that he has something that very few players have: the ability to put a team on his shoulders and carry them," he recalled. "The one line I remember from the report is, `He can't really run with the football. It's just not in them unless it comes from Olivia and I never timed her.'"

That patience paid off with an improbable win in the 2008 Super Bowl. The signature play from that game serves as a kind of tableau. The Patriots came with yet another kitchen-sink blitz and linebacker Adalius Thomas got hold of Manning's shirt and tried to throw him to the ground. Instead, Manning ducked down, used the momentum to spin away, then set his feet and fired a high strike 32 yards down the field, where David Tyree made a spectacular grab by pinning the ball against his helmet as he fell to the ground.

Manning has been less spectacular, but more efficient, since. As the Giants de-emphasized the running game, he's picked up the slack and produced some of the finest fourth-quarter performances the league has seen ? a record 15 touchdown passes in the regular season and six game-winning drives.

That kind of leadership gave him even more credibility in the locker room. A few days before the Giants traveled to Indy, Manning got up and spoke in front of the whole team.

"He talked about what he'd learned, both on his own and from Peyton," said David Carr, Manning's backup. "He didn't tell guys, `Don't go out and party every night.' He just reminded them the best party they'd ever had was the one after winning the Super Bowl, not the ones before."

Heavy snowstorm hits Colorado on its way east (AP)

DENVER ? A powerful winter storm swept across Colorado on Friday, forcing the cancellation of nearly 600 flights at Denver airport, closing parts of Interstate 70 and sparking a run on grocery stores before the worst weather descended.

The eastbound storm brought blizzard warnings to eastern Colorado and winter storm warnings to southeast Wyoming, western Kansas and western Nebraska.

It stretched as far south as New Mexico, where the Department of Transportation reported difficult driving conditions on several state highways because of icy snow.

Cindy Williams, who works at a truck stop about 80 miles west of the Kansas-Colorado border, said the parking lot was filling up because of road closures.

"There's nowhere to go," she said.

One of the hardest hit areas was Evergreen, west of Denver, where 3 feet of snow fell. Snow totals were mounting rapidly along the Front Range and in eastern Colorado, where 10 inches fell in Denver and 14 inches in Boulder.

Shoppers began clearing the shelves of staples on Thursday, hours in advance of the storm, said Kristine Staaf, a spokeswoman for Safeway grocery stores.

"They were coming in droves for staples ? milk, eggs and bread," she said. Most stores were restocked by Friday, except for stores on the Eastern Plains, she said.

The storm forced the cancellation of nearly 600 arriving and departing flights scheduled through Friday night at Denver International Airport. The total marked about 35 percent of its daily average of 1,700 flights.

Southwest Airlines canceled all of its flights through the airport until 4 p.m. because of the storm. The airline said it wanted to mitigate the impact of the storm on its operations elsewhere across the country.

Meanwhile, truckers and other travelers were stranded when snow closed portions of Interstate 70 on Colorado's Eastern Plains. The eastbound highway was closed from an area east of the airport to Limon. Westbound lanes were closed from near the airport all the way Burlington, near the Kansas line. The closures were expected to remain in place overnight.

The National Weather Service said snow was falling at 2 inches an hour on the Eastern Plains, producing blizzard conditions in some areas. A band of heavy snow stalled in central Nebraska, dumping nearly 13 inches in some spots.

The Colorado Avalanche Information Center issued a warning through Friday east of the Continental Divide, saying 2 feet of snow or more could overwhelm a weak snow pack, with natural and human-triggered avalanches likely.

Elsewhere, the University of Colorado closed its Boulder campus, affecting about 30,000 students. Gov. John Hickenlooper told state workers in the Denver metro area to stay home until 10 a.m. unless their jobs involved health and safety.

Colorado lawmakers canceled legislative work, and many school districts announced they would be closed, including the two largest, in Jefferson County and Denver.

Stores in Denver reported brisk business Thursday night.

"The cheese wall is hammered, bread's kind of hammered, milk's kind of low," said Aaron McFadden, a manager at a King Soopers store.

Ted Vaca at Argonaut Liquor said customers were snapping up all kinds of drinks.

"It was more like a Friday than a Thursday," he said.

The snowfall didn't slow shopping at Ewoldt's Grocery store in Thedford, Neb., about 300 miles northwest of Omaha.

Clerk Velma Burns said people were shopping a little heavier than normal. For her customers, shopping for "the Super Bowl's really bigger than the snowstorm," she said.

Touchpad Technology ? The Future of Computers ? Furniture Stores ...

Laptop computers of the past had some touchpad technology which was less than ideal. But that has evolved with the touchpad systems which are now being released as part of desktop computer systems.

Desktop PCs are the perfect choice for these new systems with revolutionary software which makes it function well with present day operating platforms. Contemporary apps and the many pages which are employed at one time on a personal computer nowadays make getting new and easier ways of navigating through them challenging. One way which navigation is made easier and more user-friendly is through the touch pad, or trackpad as it?s sometimes known. The touchpad provides a whole brand new experience.

Notebook Popularity

In the past when the laptop computer arrived on the scene it was ground-breaking and impressive. Part of the reasons why this is true is due to the fact that producers started to provide gesture-based technology within the hardware and computer software offerings. This was not available to desktop computer users, as desktop users have been strictly confined to the use of a computer mouse, until recently. Now everything has changed. The same setup which enables for gesture-based navigation on laptop computers isn?t available as a separate device for desktop PCs.

In the past there was nothing which could be done concerning having to utilize a mouse when working at a PC. However since the technology was so popular in the laptop computers companies decided to build a similar system for desktop computer users.

Confinements Of A Computer Mouse

The On earlier notebooks a ergonomic touch pad didn?t offer much more than a mouse would.

In quite a few cases, the touch pad was viewed as being inferior to mouse use. Numerous people elected to utilize a mouse on their notebook computer rather than a trackpad. Ease-of-use was limited and most individuals preferred using a mouse. Due to this the touch pad area was little with maybe only 1 or two clickable areas. So while the technology was superior it was seen as a negative feature in quite a few cases.

As a result, the computer mouse was always seen as a superior choice by people who use computers, because of its being user friendly and functionality. The mouse allowed for more accuracy and was appropriate for operating systems of the time.

When touch pad technology started to improve on notebook computers, the mouse began to lose its edge over touchpad devices. Buyer experience improved and the positive aspects were enhanced. Companies listened to what individuals wanted and started creating relevant technology. Scrolling, navigating and other normal features of a computer mouse became less comfortable doing things with the computer mouse.

Stand-alone Touchpad Hardware

The touch pad system that was accessible to notebook users was so well-known companies chose to make it accessible as a stand alone unit. Gesture technology and the simplicity of use it offers made it a natural progression.

The reviews of the item were mixed to begin with. The public still required convincing as to why a stand alone touchpad system was superior to a mouse. It didn?t take long for that convincing to take place, and following a short while of presenting great gesture technology into operating systems, computer producers have managed to finally persuade the general public into using touch pad devices with their desktop computer PCs.

Real Estate Representative

Real estate brokers are proficients who enable in joining the buyer to the supplier. Many real estate agents also do leasings where they connect tenants to property managers and also take care of the building on the behalf of the landlords. The real estate agents work by connecting together equally attracted parties and charging a commission for their businesses. For sales, they charge commission merely to the seller but for rents (i.e. agent managed rentals) the commission is charged to equally parties involved in the transaction. Real estate agents typically calculate their price as a portion of the selling price (in case of sales) and as part of the rent (for rentals). Many people, who desire to sell/let their house, omit the details of their house with the property agent (and in point of fact, even leave the keys of the residence so that the real estate agent can arrange for visitiations without them invading any hassle). The other attracted party (i.e. the buyer/tenant), receives access to this material by speaking to the real estate agent. That?s how the real estate agents become a link of info.

Many home finders (including real estate investors) apply the services of real estate agents not just for getting bargains but also getting them fast. Considering that real estate agents are certainly most familiar with the market situation in their location of operation, it makes sense to apply to them to get a concept of the going rate for houses in that location. Real estate agents would typically know the costs of different houses of different types and at various regions in the region.

A buildings Landlord will possibly get a few thousands more for his/her house by using the information received from a professional real estate agent. A good real estate agent will also evaluate the requirements of a home buyer/tenant and supply recommendations on what type of house can be available to them within their finances. In such manner a professional real estate agent will not simply throw a list of accessible houses to the buyer / tenant but will actually explore their wants and make a recommendation. This, in point of fact, works in the favor of real property agent in two ways. Firstly, if the real estate agent could sell the house they get their commission and secondly, if they make the buyer content too they earn a good reputation (and hence more business).

However, it can be worth noting that real estate salespersons work on seller?s behalf. In this way, beware if they are attempting too hard to sell a house.

JG Real Estate

These days, ?Green? is a huge buzzword, often haphazardly thrown into listings descriptions and into conversations real estate agents have with property owners and prospective buyers. According to Wikipedia, a green building ?(also known as green construction or sustainable building) refers to a structure and using process that is environmentally responsible and resource-efficient throughout a building?s life-cycle: from siting to design, construction, operation, maintenance, renovation, and demolition. This practice expands and complements the classical building design concerns of economy, utility, durability, and comfort?.

Philadelphia Real Estate agents should take a good hard look at that description and read it?over and over again until they completely comprehend it. I?ll often see a new listing pop up on Trend which goes like this:

?Fresh rehab in blah blah blah neighborhood. This property is GREEN because it features bamboo hardwood floors and low VOC paint. Priced to sell!?

Sure, the property may have bamboo hardwood and low VOC paint, but did the investor / builder take time to green the property behind the scenes? Is everything they are calling Green cosmetic in nature while nothing is related to the mechanical or structure?

I?ll be the first to admit as a real estate investor and developer that I don?t rehab every property in a green way. Green building makes sense for certain properties, depending on budget, and the end occupants which are sought. When I build green, here are some of the techniques I like to use:

  • Framing: Use 2?6 lumber rather than 2x4s. This allows a deeper pocket in the wall enabling me to stuff more insulation in, which reduces heat loss. Additionally, walls can be framed 24 on center rather than the conventional 16 inch.
  • HVAC: Use higher efficiency units to cut down on waste. At the very least, change the filter!
  • 5/8 drywall over 1/2 inch: Yes, its a minute difference, but the little bit of extra thickness can?t hurt.
  • CFL light bulbs over incandescent
  • Thermostat connected to Wifi ? I haven?t put this in any of my investments yet, but I have it at my home. The thermostat is always connected to the internet and I have an iPhone app which lets me monitor and control the temerature at all times. This may not seem like a big deal, but when you?re as forgetful as I am, it is! I often leave the house in the morning for work having left the thermostat on 65 mistakenly, and can adjust it when I remember. I can also heat my home up before I get home so it?s comfortable.

So, agents, be wary of what you call Green ? and take some steps to educate your sellers and buyers about what Green really means and ways to implement the philosophy.

Testosterone makes us less cooperative and more egocentric, study finds

Wednesday, February 1, 2012

Testosterone makes us overvalue our own opinions at the expense of cooperation, research from the Wellcome Trust Centre for Neuroimaging at UCL (University College London) has found. The findings may have implications for how group decisions are affected by dominant individuals.

Problem solving in groups can provide benefits over individual decisions as we are able to share our information and expertise. However, there is a tension between cooperation and self-oriented behaviour: whilst groups may benefit from a collective intelligence, collaborating too closely can easily lead to an uncritical groupthink ending in decisions that are bad for all..

Attempts to understand the biological mechanisms behind group decision making have tended to focus on the factors that promote cooperation. Research has shown that people given a boost of the hormone oxytocin tend to be cooperative. Now, in a study published today in the journal Proceedings of the Royal Society B, researchers have shown that the hormone testosterone has the opposite effect ? in other words, it makes people act less cooperatively and more egocentrically.

Dr Nick Wright and colleagues at the Wellcome Trust Centre for Neuroimaging at UCL carried out a series of tests using seventeen pairs of female* volunteers who had previously never met. The test took place over two days, spaced a week apart. On one of the days, both volunteers in each pair were given a testosterone supplement; on the other day, they were given a placebo.

During the experiment, both women sat in the same room and viewed their own screen. Both individuals saw exactly the same thing. First, in each trial they were shown two images, one of which contained a high contrast target ? and their job was to decide individually which image contained the target. If their individual choices agreed, they received feedback and moved on to the next trial. However, if they disagreed then they were asked to collaborate and discuss with their partner to reach a joint decision. One of the pair then input this joint decision.

The researchers found that, as expected, cooperation enabled the group to perform much better than the individuals alone when individuals had received only the placebo. But, when given a testosterone supplement, the benefit of cooperation was markedly reduced. In fact, higher levels of testosterone were associated with individuals behaving egocentrically and deciding in favour of their own selection over their partner's.

"When we are making decisions in groups, we tread a fine line between cooperation and self-interest: too much cooperation and we may never get our way, but if we are too self-orientated, we are likely to ignore people who have real insight," explains Dr Wright.

"Our behaviour seems to be moderated by our hormones ? we already know that oxytocin can make us more cooperative, but if this were the only hormone acting on our decision-making in groups, this would make our decisions very skewed. We have shown that in fact testosterone also affects our decisions, by making us more egotistical. Most of the time, this allows us to seek the best solution to a problem, but sometimes, too much testosterone can help blind us to other people's views. This can be very significant when we are talking about a dominant individual trying to assert his or her opinion in, say, a jury."

Testosterone is implicated in a variety of social behaviours. For example, in chimpanzees, levels of testosterone rise ahead of a confrontation or a fight. In female prisoners, studies have found that higher levels of testosterone correlate with increased anti-social behaviour and higher aggression. Researchers believe that such findings reflect a more general role for testosterone in increasing a motivation to dominate others and increase egocentricity.

Understanding the brain is one of the strategic aims of the Wellcome Trust, which funded this study. Commenting on the findings, Dr John Williams, Head of Neuroscience and Mental Health at the Trust, said: "Cooperating with others has obvious advantages for sharing skills and experience, but we know it doesn't always work, particularly if one alpha male or alpha female dominates the decision-making. This result helps us understand at a hormonal level the factors that can disrupt our attempts to work together."

Work Hard For Denser Bones

Starting around age 30, many women begin to experience bone density loss. And while it may not be apparent for years, or even decades, that doesn't mean there isn't anything to do about it. It's no secret that working out -- everything from strength training to high-impact activities like jumping rope -- helps improve bone density. A new study confirms the bone benefit of high-impact cardio and also finds that it's the regularity of exercise that makes the biggest difference.

Researchers followed 1,061 25-year-old Swedish women, measuring total body bone density, as well as density of neck, spine and hip bones. Over half the women said they exercised regularly, naming activities like running, strength training, aerobics and spinning, though 30 percent of the respondents didn't exercise once in the year-long period of study. Even at the young age of 25, women who reported being highly active and who tested well for endurance and intensity on a peak strain score (PSS) test also had higher bone density in both their hips and spine. The key was a dedicated fitness practice with high impact workouts: "Combined regularity and impact ... conferred the greatest gains in BMD," wrote the researchers.

So what counts as high-impact exercise? Reported Women's Health:

Running, plyometrics exercises, jumping jacks, jumping rope, or anything that involves both of your feet being off of the ground at the same time. You'll score a serious cardio burn and help strengthen your bones.
What's more, the researchers found that women who remembered enjoying gym class during school were more likely to exercise regularly. That's not a big surprise, but it is an indication that finding pleasure in the hard work of exercise is the key to keeping at it. Find something you love, get your feet off the ground and keep those bones healthy.
